Is Waiting Still the Smartest Move?

For much of the past year, waiting has been an understandable strategy for GTA buyers.

Wait for prices to come down.

Wait for interest rates to improve.

Wait for the economy to become more predictable.

Wait until the market feels easier to read.

The latest numbers suggest the waiting game may be becoming more complicated.

In August, GTA home sales were down 2.1% compared with August 2025. New listings declined by a much larger 14.1%,  meaning fewer homes came onto the market even as sales remained relatively close to last year's level.

That shift matters.

Fewer Listings, Fewer Choices

A market can feel favourable to buyers when there is plenty of inventory and sellers are competing for attention.

Fewer new listings can change that dynamic.

Buyers may have more negotiating room than they did during the peak of the market, yet the selection available to them can vary considerably depending on neighbourhood, property type and price range.

TRREB has noted that tighter inventory could contribute to renewed price growth if demand strengthens as we move forward.

This does not mean the GTA is suddenly returning to a bidding-war environment.

It means the assumption that waiting automatically leads to a better deal deserves another look.

What Are Prices Doing?

The GTA MLS® Home Price Index Composite benchmark was down 4.5% year-over-year in August, while the average selling price was $993,410, down 2.7% from August 2025. The average selling price also increased from July on a seasonally adjusted basis.

The market is therefore not moving in one clear direction.

Affordability has improved from the highs of previous years. Buyers remain cautious. Inventory has tightened. Sellers are becoming more selective about when they enter the market.

That combination makes the upcoming fall market particularly interesting.

Is It Time to Make a Move?

There is no universal answer.

A buyer who has found the right property, has stable finances and intends to stay for the long term may have very different considerations from someone who is simply hoping to purchase at the lowest possible price.

The same applies to sellers.

Someone who needs to move for work, family or lifestyle reasons may have a very different strategy from a homeowner who has no immediate reason to sell.

The more useful question may not be:

“Should I buy or should I wait?”

It may be:

“What would need to happen for waiting to make sense for me?”

That could be a certain price point, a change in interest rates, more inventory or simply finding the right property.

The Bottom Line

The GTA market isn't giving buyers or sellers a simple signal right now.

It is giving us something more valuable: a reason to pay attention.

As we head into fall, the relationship between supply, demand and pricing will be worth watching closely.

Waiting may still be the right decision.

The key is knowing what you're waiting for.
