The GTA real estate market may be entering a new phase, and the latest numbers suggest the balance could be starting to shift.

According to the [Toronto Regional Real Estate Board’s latest Market Watch https://public.trreb.ca/market-data/market-watch/?, 5,995 homes changed hands across the GTA in July 2026, just 0.9% fewer than in July 2025. More notably, new listings dropped 17.8% year-over-year to 14,484. With fewer homes coming onto the market while sales remained relatively steady, conditions have become tighter heading into the fall.

What Does This Mean for Buyers?

Buyers may still benefit from prices that remain below last year’s levels. The average GTA selling price in July was $1,003,956, down 4.5% year-over-year, while the MLS® HPI Composite benchmark was down 4.6%.

However, fewer new listings could mean less choice and potentially less negotiating power on desirable properties. In other words, the opportunity may still be there, but buyers may need to be more strategic about which homes they pursue.

And What About Sellers?

For sellers, the changing supply picture is worth watching. A smaller pool of available homes can create a more favourable environment, particularly for properties that are well-priced and properly prepared for the market.

That doesn’t mean every home will attract multiple offers or command a premium. Pricing, presentation and location still matter. But the latest numbers suggest sellers may be heading into the fall with a little more leverage than they had earlier this year.
