What’s Really Happening in the Fall Real Estate Market?

The GTA’s fall market has started with buyers remaining cautious. In September, 5,040 homes changed hands, down 9% from September 2025, while new listings fell even more sharply, down 14.4% year over year to 16,500.

Prices are still softer than last year, with the GTA’s average selling price sitting at $1,006,409, down 5.1% year over year. The MLS®️ Home Price Index benchmark was also down 4.7%.

So, what does this actually mean? It’s a market where buyers have more breathing room, but they’re still being selective. Fewer new listings are coming to market, while economic uncertainty, inflation and borrowing costs continue to influence buyer confidence.

For sellers, pricing and presentation matter more than ever. For buyers, today’s softer prices can create opportunities, particularly for those who are financially prepared and focused on the right property rather than trying to time the market perfectly.

The big takeaway this fall: the GTA market isn’t frozen, but it is cautious. There is still pent-up demand, and how the market moves through the final months of 2026 will largely depend on consumer confidence and economic conditions.
