The GTA real estate market is heading into the fall with buyers and sellers facing a market that requires a little more strategy. Recent TRREB data shows that August sales were down 2.1% from last year, while new listings were down 14.1%. The average selling price was $993,410, down 2.7% year-over-year.
For buyers, this means there can still be opportunities to negotiate, particularly on properties that have been sitting on the market. At the same time, inventory has tightened compared with last year, so the best opportunities may not stay available indefinitely. Some neighbourhoods and property types are already seeing more competition.
For sellers, the days of simply putting a property on the market and expecting multiple offers are not the norm across the GTA. Pricing, presentation and positioning matter. Buyers are taking their time, comparing options and paying close attention to value.
The takeaway? More choice does not mean a market without competition, and a slower market does not mean sellers should price without strategy.
