Ontario's New Rental Rules: What Landlords & Tenants Need to Know

Ontario's rental market is evolving, and staying informed about changes to landlord and tenant rules is important for anyone who owns or rents a home. Recent updates to the Landlord and Tenant Board (LTB) process highlight the importance of understanding your rights, responsibilities, and the proper steps to take when rental issues arise.
Key changes to know
1. Shorter notice period for unpaid rent
As of September 21, 2026, the notice period for applicable N4 notices has been reduced from 14 days to 7 days. Landlords must use the updated N4 form, and tenants should understand their options when they receive a notice. https://tribunalsontario.ca/2026/09/21/ltb-operational-update-legislative-changes-at-the-landlord-and-tenant-board-effective-september-21-2026
2. Updates to personal-use evictions
For qualifying N12 notices served on or after September 21, 2026, landlords giving at least 120 days' notice for their own use may no longer need to provide the usual one-month compensation or an alternative rental unit. Different rules apply to purchaser's own-use notices.
3. Renovations and a tenant's right to return
Tenants who provide written notice that they want to return to their rental unit after qualifying renovations may be entitled to updates about the expected completion date and at least 60 days to reoccupy the unit once it is ready.
Why it matters
Whether you're a landlord managing an investment property or a tenant renting your home, understanding these updates can help you navigate your responsibilities and make informed decisions. Rental requirements vary depending on the circumstances, so always review the current rules before taking action.
